A natural disaster a decade ago is still etched in the memory of Kaitlyn Barnes as a career defining moment.

As a property manager, Kaitlyn’s role was to support tenants and landlords through the aftermath of the 2011 Queensland floods.

“I vividly remember calling through the tenant portfolio to find out the damage and then making the tough calls to impacted landlords to relay the message,” she said.

“It’s something I’ll never forget, people lost everything, I’ve never seen such devastation.

“I supported my team to create the best outcomes for the tenant, landlord and the tradespeople involved, and that’s been a key focus throughout my career.”

Kaitlyn started working in the real estate industry in a part-time support role after school almost 20 years ago.

That valuable work experience early in her career has given her the confidence to build a successful career as a property manager.

Kaitlyn now leads a large team as Department Manager at Ray White Holland Park in Queensland.

COVID-19 has also presented Kaitlyn with another career-defining moment – with people being required to stay home more leading to a greater respect for and importance placed on Australian homes.

“During the pandemic, people have become homebodies and appreciate the value of a good home.

“What we’ve found is maintaining a well looked after property has become more important than ever before.

“A well-presented home can attract the right tenant and in return, encourage them to look after the property.”

As an experienced property manager, Kaitlyn recommends landlord insurance as a risk management strategy for all property owners.

“Many landlords and property managers value the peace of mind that comes with knowing their rental properties are adequately insured,” she said.

“98% of landlords in our portfolio have landlord insurance and a landlord insurance policy.

“It’s a non-negotiable and gives landlords peace of mind that their property is being looked after.

“Even the best tenant can accidentally damage a property or suffer financial hardship that leaves them unable to pay the rent.

“I’ve been working with Terri Scheer my entire career. They are easy to deal with and understanding. It’s no fuss, if there’s a claim, it’s just done.”
