The Scheer Short Stay Policy was specifically designed for landlords of short term rentals/holiday homes (short stay). We are pleased to add a new section which provides cover for loss of rent if you decide to rent your property on a permanent basis (long stay). For one premium you'll now have access to flexible insurance cover for properties with either long or short stay tenants. Cover includes:
Loss of rent - short stay
The policy will pay for loss of rent caused by:
- Premises left untenantable due to malicious damage, murder or suicide. Up to $50,000.
- Prevention of access. Up to $25,000.
- Failure to give up vacant possession. Up to $25,000.
- Death of a guest. Up to $12,000.
Legal expenses up to $5,000.
Each loss of rent claim will be calculated using tariffs at the time.
Loss of rent - long stay
- Premises being left untenantable due to malicious damage to the building and contents for up to 52 weeks
- Absconding tenants for up to 6 weeks rent
- Defaulting payments resulting in eviction of your tenant by a Court Order for up to 15 weeks rent
- Prevention of Access for up to 52 weeks rent
- Failure to give vacant possession for up to 28 weeks
- Death of a tenant under a sole tenancy for up to 15 weeks rent
- Tenant Hardship (when a Court awards your tenant a release from their lease obligation due to hardship) for up to 4 weeks rent
Legal expenses - up to $5000
Representation costs - up to $500
Replacement of Locks - $250
N.B. Weekly rent is subject to a maximum amount of $1,000 unless previously agreed.
Loss or damage - Contents*
The policy covers general household contents including curtains, carpets, blinds, light fittings and furniture.
These items are covered against loss by all persons including the tenant, their family and/or the tenant's visitors resulting from:
- Accidental loss or damage
- Malicious Damage
- Deliberate Damage up to $500
- Theft, Riot and civil commotion
- Fire, explosions, lightening and earthquakes
- Breakage of fixed glass in freestanding furniture
- Water damage (excluding flood)
- Impact damage, leakage of oil
- Fusion up to $2,000
Loss or damage - Building (limited cover)*
The policy covers your property against loss or damage resulting from:
- Accidental loss or damage by the tenant (see policy wording for full details)
- Malicious damage to the structure of the building by the tenant, their family and/or the tenant's visitors
- Deliberate Damage to the structure of the building by the tenant, their family and/or the tenant's visitors
- Theft, or damage due to theft, to the structure of the building by the tenant, their family and/or the tenant's visitors
*The policy will replace or repair your damaged items under the Building or Contents section of the Policy to a maximum combined amount of $60,000 unless otherwise agreed
Tax Audit
The policy pays professional fees incurred by an investigation or audit of your financial or taxation affairs initiated by an authorised government authority in relation to, and following the lodgment of a return. Up to $1,000 per audit.
Legal Liability
This policy covers your legal liability as a landlord for an occurrence which causes damage to other people's property or death or bodily injury to other people. Limit of indemnity $20,000,000.
